Create and edit properties
Last updated: February 6, 2026
Available with any of the following subscriptions, except where noted:
-
Additional subscriptions required for certain features
Properties are fields that store information on HubSpot records. For example, you can use the City company property to specify where companies are located. There are default properties included for each object, but you can create custom properties to store unique data for your business.
If you want to create a property with the same set-up as an existing property, you can also clone a property.
Please note: your account may use personalized names for each object (e.g., account instead of company). This article refers to objects by their HubSpot default names.
Before you get started
Prior to creating a property you should:
- Review the property editor terminology and layout.
-
Check whether a default HubSpot-provided property can meet your data requirements before creating a custom property. Learn more about the default properties for contacts, companies, deals, tickets, leads, line items, products, and feedback submissions.
-
Enter detailed prompts and include information such as field type, rules, and validation when creating a property with Breeze. This results in the most accurate output.
-
Understand that after creating custom properties, they’ll contain null values. You can set values manually or use workflow actions.
-
Understand that some properties cannot be edited, including certain default properties, or properties in use on records or in HubSpot tools such as segments or workflows.
Please note: the number of custom properties you can create depends on your HubSpot subscription. If you downgrade to HubSpot's free tools, you can view and edit existing custom properties but cannot create new properties if you already exceed the limit.
Create a custom property
Create a basic property
You can set a property label and field type in the basic property editor. If you need to configure options such as validation rules, use the full property editor.
- In your HubSpot account, click the settings settings icon in the top navigation bar.
- In the left sidebar menu, navigate to Properties.
- Click the Select an object dropdown menu, then select [Object] properties to create a property for that object.
- Above the table, click Create property.
- In the right panel, in the Property label text field, enter a name for your property.
- Click the Field type dropdown menu and select an option.
- Click Create property.
After creating a custom property, it'll contain null values. You can set values manually or use workflow actions.
Create a property using the full editor
Subscription required An Enterprise subscription is required to configure Sensitive Data and global search result property settings.
Permissions required Edit property settings permissions are required to create properties.
To create a custom property:
-
In your HubSpot account, click the settings settings icon in the top navigation bar.
-
In the left sidebar menu, navigate to Properties.
-
Click the Select an object dropdown menu, then select [Object] properties to create a property for that object.

-
Above the table, click Create property.
- Click Edit more options.
-
In the property editor, set the property’s basic details.
- Click the Field type tab to configure the field type, additional options, and default value (public beta).
Please note: you can only configure a default value (public beta) for text, number, and enumeration field types and non-Sensitive Data properties.
- Click the Rules tab to set visibility and validation options and other rules for your property. The available options depend on the field type.
- Click the Sensitive Data tab to customize the property's sensitivity settings.
- Click the Manage access tab to set who has access to view and edit the property (e.g., Allow everyone to view, Private to Super Admins only).
- Click the Preview tab to review how your property will function.
- Click Create in the top right when you're done.
You can also create properties from CRM index pages, your data model, or Breeze Assistant. After creating custom properties, they'll contain null values. You can set values manually or use workflow actions.
Please note: after you create a custom product property, an identical line item property is created that cannot be modified. Updates to the product property value sync to the line item property to maintain data alignment. Custom line item properties don't affect products.
Create a property with Breeze
Create text, number, phone number, enumeration, date, file, URL, and HubSpot user properties using Breeze. This allows you to create a property by text description instead of a configuration wizard.
-
In your HubSpot account, click the settings settings icon in the top navigation bar.
-
In the left sidebar menu, navigate to Properties.
-
Click the Select an object dropdown menu, then select [Object] properties to create a property for that object.
- Above the table, click Create property.
- Click the Create with Breeze tab.
- In the What kind of property do you need? text field, enter a prompt (e.g., Create a dropdown property called subscription level with options for bronze, silver, gold, and platinum).
- Click Generate and review. Breeze uses the prompt to apply details such as the following: property name, field type, default value (public beta), validation rules (e.g., no special characters or symbols), and smart property details.
- Review the details and click Edit on a section to make changes, if desired.
- Click Create property when you're done.
You can also create properties with Breeze on CRM index pages or using Breeze Assistant.
Edit an existing property

Permissions required Edit property settings permissions are required to edit properties.
To edit an existing property:

-
Click the Select an object dropdown menu, then select [Object] properties to edit a property for that object.
-
To search and filter your property view:
-
Click the dropdown menus to filter by property group, field type, brand, access, sensitivity, or which user created the property.
-
In the Search properties text field, enter the name of a property to search for a single property.
-
Click a column header to sort your properties (e.g., A to Z).
-

- Rules: update the property's rules.
- Manage access: update which users and teams have access to view and edit the property.

A property's field type cannot be edited to Score or Calculation, and properties of those types cannot be edited to another field type.
Clone a property

Please note: you cannot clone default HubSpot properties.
- In your HubSpot account, click the settings settings icon in the top navigation bar.
-
In the left sidebar menu, navigate to Properties.
- Hover over a property, click the More dropdown menu and select Clone.
- In the editor, set the new property's details, then click Create.
